Maintenance Plans for Your Heating & Cooling Systems

An Overview of Our Comprehensive Maintenance Services

Our maintenance services are thorough and are all completed by one of our experienced HVAC technicians.

Heating Inspection
Cooling Inspection
  • Check refrigerant charge Pressures are checked to ensure your heating system is working at peak performance
  • Check electrical connections and tighten as necessary Loose electrical connections cause excessive heat resulting in burnt wires and motor failures.
  • Check operation of safety controls Controls are cycled to ensure proper operation.
  • Check cleanliness of evaporator coil Dirty coils cut efficiency by as much as 50% resulting in reduced airflow and cooling capacities.
  • Measure electrical current draw and record reading Electrical draw indicates how hard the HVAC system is working. Excessive current draws indicate problems which may be corrected before serious damage is done.
  • Lubricate motor bearings (if applicable) Lubrication of motor bearing increases service life of fan motors. Only non-sealed bearings are lubricated.
  • Cycle electric heater operation Cycle switching devices to ensure proper operation.
  • Check defrost operation This control prevents the accumulation of ice, which inhibits airflow and heat transfer.
  • Inspect core heat exchanger This chamber separates combustion gases from household air. The chamber is inspected to insure a sound seal; any separation can result in deadly gases entering the living space
  • Inspect vent connector This vent connector carries combustion gases to the main vent, and leakage results in flue gas leakage.
  • Check burners (gas systems only) Burners are inspected for proper operation and cleanliness and adjusted for peak performance.
  • Check humidifier Have a humidifier? For just $69 more on your maintenance agreement, we'll check all operations of the humidifier and change both the orifice and pad during our annual heating inspection.
  • Check cooling charge (Freon) Pressures are checked to ensure your cooling system is working at peak performance.
  • Check electrical connections & tighten as necessary Loose electrical connections cause excessive heat resulting in burnt wires and motor failures.
  • Check operation of safety controls Controls are cycled to ensure proper operation.
  • Check cleanliness of evaporator coil Dirty coils cut efficiency by as much as 50% resulting in reduced airflow and cooling capacities.
  • Check cleanliness of condenser coils Dirty condenser coils restrict airflow, increasing operating pressures and electrical consumption.
  • Check condensate pan and drain connection Dirt and mold clog drains resulting in water leaks and unhealthy indoor air.
  • Measure and record operating temperatures Temperature readings are taken to check overall system performance.
  • Check thermostat operation Thermostat is inspected to ensure proper operation.
  • Check fan operation Inspect for cleanliness and measure fan motor electrical consumption. Dirt clogs ventilation holes resulting in heat buildup causing motor failure.
  • Check temperature rise This check ensures proper airflow. A high temperature rise indicates blockage, and a low reading indicates improper air movement resulting in cooler discharge air and possible equipment damage.
  • Measure electrical current draw and record reading Electrical draw indicates how hard the ac system is working. Excessive current draws indicate problems which may be corrected before serious damage is done.
