SSI strongly believes in routine maintenance of heating and cooling equipment to prevent breakdowns and reduce operating costs.

Just like a car that needs oil changes on a regular basis - HVAC systems need maintenance periodically to ensure the system is operating safely and properly.

Our maintenance inspections are set up twice a year - 1 cooling inspection in the Spring and 1 heating inspection in the Fall.

We offer one maintenance agreement program to help keep costs low and eliminate confusing choices. Our Preventative Maintenance Agreement Program includes 1 Spring and 1 Fall check up, a 20% discount on additional repairs if needed and priority/emergency service. This plan is priced at $169.00 per system per year. (Please call to discuss multiple systems or commercial properties) Humidifier service and special air cleaner filter changes can also be added. Give us a call today to set up your 1st inspection. We'll discuss any special requirements at that time.

Regular service calls will be charged a $119.00 ($99 w/maint agreement) service fee for regular hours Monday - Friday 7:30am - 4:00pm and a $200.00 ($160.00 w/maint agreement) service fee for emergency service (overtime, weekends or holidays) If repairs are needed you will receive a 20% discount off of the repair. Priority/emergency service is only available to our maintenance agreement customers.

Measure electrical current draw and record reading
Electrical draw indicates how hard the system is working, excessive current draws indicate problems which may be corrected before serious damage is done.

Dirty condenser coils restrict airflow, increasing operating pressures and electrical consumption.
Lubricate motor bearings
Lubrication of motor bearing increases service life of fan motors. Only non-sealed bearings are lubricated.
Check condensate pan and drain connection
Dirt and mold clog drains resulting in water leaks and unhealthy indoor air.
Cycle electric heater operation
Cycle switching devices to insure proper oreration.
Measure and record operating temperatures
Temperature readings are taken to check overall system performance.
Check defrost operation
This control prevents the accumulation of ice which inhibits airflow and heat transfer.
Check thermostat operation
Thermostat is inspected to insure proper operation.
Inspect core heat exchanger
This chamber separates combustion gases from household air. The chamber is inspected to insure a sound seal; any separation can result in deadly gases entering the living space
Check fan operation
Inspect for cleanliness and measure fan motor electrical consumption. Dirt clogs ventilation holes resulting in heat buildup causing motor failure.
Inspect vent connector
This vent connector carries combustion gases to the main vent, and leakage results in flue gas leakage.
Check temperature rise
This check insures proper airflow, a high temperature rise indicates blockage, a low reading indicates excess air movement resulting in cooler discharge air and possible equipment damage.
Check burners
Burners are inspected for proper operation and cleanliness and adjusted for peak performance.
