What happens during a routine HVAC maintenance check?

Whether you have a seasonal maintenance agreement with SSI or you call to request seasonal maintenance periodically, here’s what you can expect our technicians to do on their visit.

Air Conditioning Inspections:

  • Check cooling charge (Freon), check and tighten electrical connections, cycle safety controls to ensure proper operation, check the cleanliness of the evaporator coil and the condenser coils, check the condensate pan for clogs and clean the drain connection, check the operation of the thermostat and fan, measure and record the operating temperatures, and measure the electrical current draw during system operation.

Heating System Inspections:

  • Check refrigerant charge (for heat pump systems), check and tighten electrical connections, verify the operation of safety controls, check the cleanliness of the evaporator coil, measure the electrical current draw, lubricate non-sealed fan motor bearings, cycle electric heater operation, check defrosting operations, inspect the core heat exchanger for leaks or broken seals, inspect the vent connector, check burners for operation and cleanliness, check the gas valve and gas pressures, and check the gas line and gas connections.

These thorough examinations of your heating and air conditioning system are designed to detect problems before they pose a danger to your system and your family. They can extend the life of your system, catch issues before they require costly repairs, and increase the operating efficiency to reduce your energy costs and environmental impact.

Should your technician detect a problem with your system, your seasonal maintenance agreement with SSI will entitle you to 20% off repairs, a bonus not offered to customers without regular HVAC maintenance agreements.

Does my plumbing need maintenance, too?

We recommend that customers have their plumbing inspected once per year with a plumbing service agreement. Our expert plumbers often find leaks, clogs, and other issues that can reduce your home’s water efficiency and lead to problems with mold and mildew. Like our HVAC maintenance, plumbing maintenance is a great way to catch small issues before they require big repairs.

Plumbing System Inspections:

  • Check all of the visible plumbing in the house, ensure that all plumbing systems are working correctly, check for leaks and tighten plumbing seals and equipment as needed, inspect the water heater, dye test all toilets to check for leaks or cracks, inspect all of the drains, and make sure the home is using water efficiently.
