Completed an annual heat pump heating inspection. Prior to beginning the inspection, homeowner mentioned high electric bills the past month. Temperature differential measured. Filter condition - good. Indoor coil exhibiting a significant amount of corrosion, however the fins are clear. The blower wheel is impacted with accumulated dust. Cleared a rodent nest from the outdoor units electrical panel. No apparent damage to defrost board, wiring, or other components. Contactor does have some pitting on the contact points. Upon checking refrigerant levels, found system pressures extremely low based on the manufacturers chart, indicating that there is likely a leak somewhere in the system. With auxiliary heat handling the majority of the heating load, energy consumption has increased dramatically. Upon completing the job I had cabled each of the drains in the hall upstairs bathroom. There was a large hair clog in the tub, a soft clog in the toilet and hair and sludge in the lav. I tested all the drains and they are working properly.

Pulled and cleaned the flame sensor. Blower wheel has accumulated dust within the wheel scoops. Cleaning should be performed to bring back to factory condition and ensure proper airflow over the heat exchanger and evaporator coil. Blower motor run capacitor reading sufficient capacitance. Serviced the humidifier and replaced the water panel. Tested operation and set to 40%rh. Recommended a Wet Switch water safety to prevent system and property damage due to humidifier leaks and condensate overflows. One existing in the attic with air handler. Also recommending system surge protection to prevent damage to system components caused by surges and spikes, which manufacturers warranty does not cover. Completed heating inspection on the primary 90% gas furnace and the attic heat pump system. Well on site I serviced the humidifier and changed out the stock number 35 water panel.
