Came out to customers home to do a cooling inspection on three units in the home. First unit is in the basement. Thermostat is operational and good. Amperage and voltage is good. Blower wheel is clean. Filter is dirty, changed out with customer supplied filter. Temp split is good. Flush condensate line. Temp split is good. Coils are good. All safetyās are good. No wires are loose or showing any signs of burns. Outside units Amperage and voltages are good. Capacitors within range. Contactor is not pitted or shown any signs of burns. Coils are good. Blade is spinning freely. Disconnect is good. Second unit is in the basement also. Thermostat is operational and good. Amperage and voltages are good. Blower wheel is clean. Filter is dirty, replaced with customer supplied filter. Temp split is good. Coils are clean. Flushed out condensate drain line. Air scrubber is good. Found the compressor hard starting,installed start kit. Now the compressor is starting every time. Also found system not completely charged from coil install had to add almost 13 oz,to allow for expansion in the indoor coil. Checked temperature split 70/51 119/309. 9 sub cooling, 17 super heat. System is cooling at this time. Warranty

Arrived at customers home and did my meet and greet. I found that the water heater is 12 years old, I recommend replacement due to age and risk of leak or failure to heat. I found that the toilet in the basement and the toilet in the powder room are getting pretty old, I recommend replacement due to age and risk of leak. I found that the toilet in the top floor hall bathroom could use a new Kohler canister seal, the current one is feeling pretty rough. Customer is going to take care of this themselves. Estimates created and sent to email. Inspection complete.

Cooling inspection performed on AC system, media air filter will be changed by homeowner, checked refrigerant pressure and level slightly low , the outdoor temperature is only 65 degrees at this moment, checked capacitor, checked voltage and amperage. During inspection saw an oil spot under refrigerant vapor line, usually that happens when there is a refrigerant leak. Informed homeowner that we can take care of that, emailing estimates. The customer would like to schedule a time next week for us to come out and flush the tankless water heater. During that visit, I would like to remove the aerator, which is recessed into the master bathroom, lavatory faucet and pull out the flow constrictor. I will need to grab the special tool for this. the plumbing in the house is working properly.
